Harry Albert Lettings & Estates was set up by Andrew Hill, managing director, in response to the poor treatment of tenants and the increasing number of rogue agents and landlords, particularly larger agents. After the Association of Residential Letting Agents (ARLA), National Association of Letting Agents (NALS) and the United Kingdom Association of Letting Agents (UKALA), part of the National Landlords Association (NLA) appeared to fail to take any action against those larger agents setting a bad example and ruining the private rented sector for tenants and good agents and landlords. We felt there had to be a better way and decided we should set a good example.

Some letting and estate agents in Leicester charge tenants upwards of £600 to a single tenant to move into a property with one agent we discovered in Leicester charging £900 for two tenants to move into a property. The landlord fees are worse! For example, a popular local property management company charges landlords £60 just to reject an unsuitable applicant for your property. So, the choice would be yours; have a tenant who has failed their vetting process or doesn’t meet your criteria or you can pay them to find you a suitable tenant, even though you’ve already paid for that service! If we were to really moan about the extortionate agency fees that are charged by many agents, it’s the yearly renewal fees charged to both tenants and landlords. You pay your agent to manage your property and each year, you’re lumped with a bill that you and your tenant can either pay or risk the agent attempting to evict the tenant, this leads to homelessness and a poor view of the private rented sector.

We don’t believe in silly fees. If you pay us to find you a tenant, we will find you a suitable tenant without any charges to reject a tenant. If you pay us to manage your property, you’ll never be charged a renewal fee. Agents who charge these fees, in our opinion, are greedy and the cause of the tenant fee ban. As a result of the greed exhibited by our competitors, your costs as a landlord is increasing dramatically. We’re determined, therefore, to treat our clients fairly, this includes both landlords and tenants living in Leicester, this means:

  • No excess, unnecessary fees that should be included as part of the management agreement.
  • No fees to renew your contract (whether its the management agreement between Harry Albert Lettings & Estates and the landlord or the tenancy agreement), why would we charge you to extra to continue being our customer? It’s not economically viable.
