This form is to be completed by prospective tenants at or around the time of booking a viewing. This form is part of the overall tenancy application process and any data provided will be processed in accordance with data protection laws.

This form must be completed accurately and honestly, failure to do so may result in forfeiture of any fees paid.

Upon submitting this application, we will contact you to request a holding deposit equivalent to one week's rent.

Please Note: As a result of the Tenant Fees Act 2019, we can no longer chase tenants to verify the information provided is correct so it is your responsibility to ensure all information provided is correct. We will ask for evidence and failure or refusal to provide this evidence will result in forfeiture of any fees paid.

It is also important to understand that by omitting, refusing to provide or misleading us with any relevant information requested or that would normally be required will result in your application being declined and any holding deposit paid will be forfeited.

Will there be any other tenants named on the tenancy agreement?

This is at the landlord's discretion. We hate to put tenants in a position where they need to consider this but this is the result of the Tenant Fees Act 2019 - please voice any grievances about this with your local MP.
For any tenancy to go ahead, we will require the first month's rent payable in advance, can you afford to and will you pay this?
If we offer you a tenancy, would you rather pay a deposit equivalent to 5 weeks rent or pay for a nil deposit scheme?Nil deposit schemes usually cost the equivalent of 1 or 2 weeks rent per year (subject to eligibility)

Please be advised that any tenancy deposits you pay belongs to you and is protected in a government-approved custodial scheme (unless where advised otherwise) whereas a nil deposit scheme (also referred to as deposit replacement insurance, deposit replacement scheme or flatbond) is a product you purchase instead of paying the five-week tenancy deposit. There is a cost for the nil-deposit scheme which is non-refundable however, we do offer a no-cost option for you which is to pay a tenancy deposit equivalent to five weeks.

If required, I will be able to provide details of a suitable guarantor who meets affordability requirements and who is a homeowner to support my application.
Identity, Right to Rent & Supporting Evidence

You do not have to upload anything right now if you are unable to or don't want to however if you choose not to upload your documents now, we will require these within 14 days of you submitting your application. Failure to provide these documents and any other documents requested may result in your holding deposit being forfeited.

We require proof of identification and current address as part of our anti-money laundering checks. 

We have to conduct Right to Rent checks to verify you have the right to live in the United Kingdom.

 We will retain your documents for as long as we are legally required to do so.

Upon submitting this form, you will be asked to pay a holding deposit equivalent to 1 week's rent. Without paying this, we cannot process the application. Do you agree to pay this fee?
​Holding Deposit & Tenant Application Terms

You will be required to pay a holding deposit equivalent to one week's rent (you may calculate this by dividing the annual rent amount by 52)​ to our bank account, details of which will be emailed to you.

Your holding deposit will be retained until the deadline of application. The deadline of application ends on the fifteenth day of the period beginning with the day on which we receive the holding deposit. We will not agree to extend this deadline.

Your holding deposit will be returned to you unless one of the following applies (forfeiture terms), in which case you will forfeit your holding deposit in full:

  1. We are prohibited by Section 22 of the Immigration Act 2014 (person disqualified by immigration status) from granting a tenancy of the housing to the tenant.
  2. If the tenant, occupants, their guarantor or any referees supplied in support of the tenant, occupants or guarantor provides false or misleading information. We will not grant a tenancy if any false or misleading information has been provided. For the avoidance of doubt, any relevant information omitted from this form will be deemed as misleading.
  3. Any tenant named in this form notified the letting agent or landlord before the deadline for the agreement that the tenant has decided not to enter into a tenancy agreement.
  4. Any tenant named in this form fails to take all reasonable steps to enter into a tenancy agreement, including submitting any requested information or carrying out tasks related to the vetting process which includes cooperating with third-party organisations.

If the above does not apply, your holding deposit will be returned to you if:

  1. The agent or landlord decides not to grant a tenancy and the forfeiture terms do not apply.
  2. The agent or landlord grants a tenancy.
  3. If the agent or landlord fails to enter into an agreement before the deadline of application and the forfeiture terms do not apply.​

Where the forfeiture terms do not apply, your holding deposit will be returned to you within 7 days of a tenancy being granted or of the date the landlord or agent decides not to grant a tenancy or the deadline of agreement, whichever is sooner.

Where the forfeiture terms do apply, we will provide to you in writing via email a notice explaining why we intend not to repay the holding deposit within the relevant period.

The holding deposit is payable by the person named under the "Your Details" section of this form and they remain fully responsible and liable for the actions, information and level of cooperation of any and all occupants, tenants, guarantors and other relevant people named on this form. For the avoidance of doubt, your holding deposit will be forfeited if the forfeiture terms apply to any person or organisation named on this form by the tenants, occupants or guarantors.

The holding deposit should be paid within 4 hours of submitting your application to the account details emailed to you (check your spam folder) until this deposit is received, we will not process your application. Outside of this 4 hour period, we may reject this application allowing us to accept another tenant application. Any funds paid outside of this 4 hour period will be unsolicited and subject to a returned payment fee. We may agree in writing to extend this 4 hour period at our discretion.

Upon submitting this application, you agree for the details contained within this application to be shared with third-party organisations, the owners of the property and any other relevant parties in line with our privacy policy, full details of how we manage and process your data can be found in our privacy policy and terms of use located via a link at the bottom of any page on our website.
